I've been involved with all aspects of home inspection, contracting, and remodeling here in Wisconsin for over 20 years.

I am a State of Wisconsin licensed home inspector, mechanical engineer, graduate of AHIT (American Home Inspectors Training) and member of the National Association of Home Inspectors (NAHI).

Field notes from recent Wisconsin Home Inspections: 

 01/19/12: Until now the winter has been decent with very little snow. This enabled me to detect problems with the roof on a Delafield home that would've otherwise not been visible due to snow cover. As a buyer, it is important to take all precautions, along with your home inspector, to try and see everything possible despite the weather conditions. Now, a roof that is covered in snow; no matter how much you scrape away, you will never be able to get an accurate assesement of it compared to when it is dry and free from snow and debris. Underdtand that there is some risk there, and try to make as many visits as possible as there may be a day when the sun melts a small section that could reveal more information.

If you live in waukesha, ozaukee or anywhere in the lake country area, winter is the bset time to get a radon test!  For only $150you can have the piece of mind that your house is free of this carcinogenic gas. Or, if it does need to be repaired, most repairs can be performed for around $1000.

Another emergency call for this huge house in Mequon.  I think the buyer was a little hungover from the night before!  But thankfully it was a newer house and although there were a few defective items, there wasn't a whole lot to sweat about...

 Pewaukee has been a hotspot lately.  Of course, more radon testing and not surprisingly the levles were elevated. 

 There was an active bees nest in this waukesha home and there were numerous bees throughout the basement.  I tried to capture them on film but that proved difficult.

 Back-to-back jobs took me from Fox Point (Ozaukee county) to Wales (waukesha co).  I love these Lake Country homes. 

Enteries are becoming few and far between as people rush to take advantage of the low interest rates and the surplus of houses on the market for the value.  Today we went to Pewaukee (Waukesha county).

 My nieghbor is moving and bought a nice house in Germantown (Washington county).  Of course a radon test was neessary and the levels were again high; 9.7 pCi/L so radon mitigation was required.  The house was really nice and spacious.

Performed an inspection in Waukesha today.  Since the storm hit early in the morning there was some residual effects.  The gutters were full to the top because one end was plugged with debris.  Thankfully there was no water infiltration in the basement.  The radon abatement system was not working.

 Back to Waukesha County for another inspection and radon test.  This house was quitely located at the edge of a nature preserve; whcih was really pretty.  The mosquitos however, were not!

 Good news, the market is still active.  I've been working with investors who are buying up properties from Milwaukee to Madison.  Most of these are distressed or foreclosed single family, duplex and multi-family units.  There has been a lot of action in Waukesha County, from the east end out towards Delafield as well as in Milwaukee. 

There has been an increase in Radon tests for investors and property management companies that own multi-family apartments.  Recently I did tests for a 120 and 150 unit apartment buildings in Butler and Beloit. 

There was another visit to Waukesha Conty today for a Waukesha Home Inspection.  waukesha home inspector.

Nice house in Germantown located in Waukesha Co.  As you may recall, there was a really big storm that hit right around 5PM with very heavy wind, rain, lightning and tornado sirens.  It was pretty cool.

Pewaukee was the destination today for a house located right off the lake.  Beautiful 2,500 sq. ft. home in Waukesha County

 Nice 4 BR house in Brookfield on a wooded lot.  This house had some water infiltration in the basement but it looked like it was mostly due to the exterior conditions; grading, downspout extensions, etc.  Radon test was performed.

  Delafield, Pewaukee and Oconomowoc have been active spots lately.  Wauksha in general has had some movement in properties.  This has also been a hot spot for radon tests.

 Wow, the tax credit fueled a frenzy of activity, so much so that I haven't had time to edit my website.  BUT, i came across a hilarious sighting yesterday and was able to capture it on my camera.  Check out the peeping chipmunk on my Gallery page! 

There areas of Waukesha County have been needing Waukesha Home Inspection. The cities of Delafield as well as Pewaukee and in general all around Waukesha. Brookfield has been moving houses as well.

Wales was the destination of today's stop.  This house was built in the 50's and must've been designed by an architect since it was very interesting.

This next house; a turn-of-the-century Victorian built in 1890 in Wauwatosa, was a real treat to inspect.  It had great charm.  I'll be posting a picture of this one in the gallery. 

Highrise condo near downtown Milwaukee was next up.  Nice place on the 14th floor with a great view of Lake Michigan.  No issues here, it was built in 2006. 

The radon test results for the house in the Jackson / Slinger area came back at 1.0 pCi/L; which is below the EPA action level of 4.0 pCi/L. No action is required at this time.

We got a call to a house in the Jackson / Slinger area.  This was a Belinski model home that has never been lived in.  It was a very beautiful home and there was only minor things wrong; a broken window, torn screen and the property could use improved grading.  Also doing a Radon test.

We're going to the Jackson / Mayfield / Cedar Creek area for an inspection and radon test.  Jackson is near Slinger in Ozaukee County. The house is reported to have a "passive radon system" which essentially means it works off gravity and natural convection to vent the radon versus an "active" system which is described in the entry dated 03/04/10.

I received the results from a radon test in West Allis off 70th and Main.  The results came in at 3.0 pCi/L; which is below the EPA action level of 4.0 pCi/L. No action is required at this time.

The North Shore of Milwaukee was today's destination. A nicely kept well-preserved brick ranch. We're doing a radon test on this house as well. Stay tuned, results will be here Friday.

Today's stop was in the Pewaukee / Hartland area; the Lake Country. A beautiful 5,000 sq. ft. house on Pewaukee Lake. It had 6 bathrooms, an indoor pool, spa, wet bar, you name it.  It was definitely a treat.

Radon tests have been a very popular requested service. Areas west of Milwaukee tend to have higher levels of radon. Waukesha and Ozaukee counties are particularly high. Today's test takes me to Delafield.  I'll post the results when I get them.

Performing a home inspection and radon test in the Richfield / Hubertus area.  Its a nice home on a wooded lot a stone's throw from Bark Lake. The pictures will be available on the gallery page shortly. Radon test came back at 16.0 pCi/L! The EPA recommends remediation (abatement) when levels are above 4.0 pCi/L. The most common method of repair is "active soil depressurization".  Its a fancy way of saying that you essentially put a vacuum hose on your basement drain tile and suck the gas out and pump it outside. 

The lake country is calling! Heading to a house on Sinissippi lake in Hustisford.

Received the radon test results back from a house in the Washington Highlands area of Wauwatosa of southeastern Wisconsin. The results, as anticipated, came in low at 2.2 pCi/L. This is below the EPA action level of 4.0 pCi/L which means no action is required at this time. We use only the latest digital radon monitor equipment. These devices identify changes in movement, atmosphereic conditions and log and chart the data, so it makes manipulating the data very difficult.
